LOAN TYPES
A wide variety of loan types are available including the two main types of loans, government and conventional. These two types may be further classified as fixed rate loans, adjustable rates loans and their combinations.

Government Loans FHA :
Federal Housing Administration was established in 1934 to advance homeownership opportunities for all Americans. FHA assists homebuyers by providing mortgage insurance to lenders to cover most losses that may occur when a borrower defaults. This coverage encourages lenders to make loans to borrowers who might not qualify for conventional mortgages. VA: Department of Veterans Affairs. This is an agency which guarantees loans to veterans and is similar to mortgage insurance. A loan guarantee protects lenders against losses that may result from a borrower default.

Conventional Loan
Any mortgage loan that is not insured or guaranteed by the Federal Government falls into the conventional loan category. These loans usually require a larger down payment, but waive private mortgage insurance.
